2. How soon will I receive the report?

You’ll receive your digital report normally same day, yet no later than 24 hours after the inspection.

3. Are photos included in the report?

Yes, every Modern Home Inspections report includes high-resolution images to clearly show problem areas. We also include videos of areas we feel important to expand upon.

4. What tools do you use during the inspection?

We use moisture meters, thermal imaging, GFCI testers, drones (when needed), ladders, and other tools to ensure a thorough inspection.

5. Can I share the report with my agent or contractor?

Yes, the report can be easily forwarded or downloaded for use by real estate agents, contractors, or insurance providers.

6. Do you follow state or national standards?

1. Do you inspect the roof?

Yes, we inspect the roof covering, flashing, gutters, vents, skylights, chimneys, and drainage systems. And if we cannot walk your roof we will use our drone to view every portion of your roof.

2. Is the foundation checked?

Yes, we evaluate the visible foundation, basement, crawlspace, and signs of structural movement or moisture intrusion, looking for safety and stability.

3. Do you check electrical systems?

Yes, we inspect the main panel, wiring, outlets, switches, grounding, GFCIs, and visible safety hazards. We will also open the panels, if accessible, to check for safety.

4. What about plumbing?

We check visible plumbing, faucets, sinks, toilets, drains, water heaters, and signs of leaks or poor installation. We run water through all plumbing fixtures testing for leaks.

5. Do you inspect heating and air conditioning?

Yes, we test the operation of HVAC systems, note age and condition, and look for any visible defects.

6. Do you go into the attic, basement, and crawlspace?

Yes, when accessible. We inspect insulation, ventilation, framing, and signs of moisture or pests.

7. Are appliances included in the inspection?

We test built-in appliances like ovens, dishwashers, and garbage disposals to verify basic functionality.
